SECOND Advisory Council Meeting

OCTOBER 2024

Focused on determining Peoria Height’s main characteristics and how they will play in the form-based code. The council and the Farr team filled in Peoria Heights based on similar characteristics, neighborhoods, and existing zoning code. These areas will assist in the formatting of the form-based code based on existing conditions and desired conditions.


Focus Group Meeting

August 2024

Gained a better understanding of the community and their perspective on zoning, particularly in Peoria Heights. Participants joined a discussion about development and planning efforts in Peoria Heights to help inform and update the team.

Key Points included:

  • An easy to read, predictable zoning code

  • Trailhead

  • Crossing the tracks

  • Splash pad

  • EV charging

  • Bike rentals

  • Street furniture


First Advisory Council Meeting

August 2024

Introduced the Advisory Committee to the Peoria Heights Zoning and Form-Based Code Update Project. The group discussed goals, metrics of success, and local developments to develop a baseline for the project and areas of focus for the design team

Key Points included:

  • Comprehensive and cohesive zoning code

  • Consider adding signage

  • Possible dedication of a historic district

  • Focus on residential market study for recommendations

  • Short-term rental units require restrictions


Zoning COde Analysis and Site Visit

August 2024

The planning team began the project by thoroughly analyzing the existing zoning code and becoming familiar with the Peoria Heights area. Site analysis included walking the streets of Peoria Heights as planners and visitors to grasp the overall vision of the community.
