Our Mission
Introduction to Zoning
Zoning is a critical tool for urban planning, shaping the way land is used for development and to ensure sustainable growth and community well-being. By establishing designated areas, such as residential, commercial, and industrial, zoning maintains the character of a community while ensuring new development benefits the overall built environment. Zoning codes have the ability to tackle potential conflicts between different land uses, promote public safety, facilitate economic development, protect natural resources, and overall enhance the quality of life for residents.
Current Zoning in Peoria Heights
The current zoning code in Peoria Heights is dated, written in 1970 with few amendments since then. The code deters developers due to lack of clarity, allowance of loopholes, and absence of code violations that are current today. The new plan will promote a mix of housing types, inviting density and providing options for people at all stages of life. The code will focus on more than just residential to promote future development in Peoria Heights.
Scope
We start with the end in mind! Our scope of the zoning code update for the Village of Peoria Heights encompasses a comprehensive review and revision of existing zoning regulations to ensure alignment with urban planning principles and community needs. This initiative aims to improve land use compatibility, promote sustainable development, and encourage economic growth while preserving the unique character of Peoria Heights. Key components of the project include community engagement, assessment of current zoning practices, identification of areas for improvement, and development of updated guidelines that reflect the preferences of residents. The outcome will provide a clear framework for future development that supports the vision and goals of Peoria Heights.
